Property bonanza coming up

Aucor Property's September multiple commercial auction will feature an array of properties including a factory/warehouse facility in Aeroton, the established industrial node next to Nasrec, just south of the Johannesburg CBD.

Jason Mitchell, business development manager at Aucor Property, says: “Situated at 65 Sabax Road in Aeroton, Johannesburg, this property enjoys excellent access off all the major arterials that run through the area – including the N1 (Western bypass), N12, M1 and Golden Highways – thus providing direct road access to much of Gauteng.”

Built across two erven measuring 6 567m2 and with a GBA of 5 760m2, the site is zoned for industrial two and features a factory and/or warehouse with an office component, several outbuildings and generous space for storage in the basement of the building.

The factory/warehouse building is open-plan and has double volume height. The interior of the warehouse space has limited fenced partitioning, two internal spray booths, a northern spray booth extension, a double-storey ablution/site manager component and a basement store or parking facility. The building also features an air jack, which provides lifting from the basement area to the main factory floor. There is access from Sabax Road via a roller shutter with additional shutters on the eastern side of the building facing a side-access road and yard.

The main component of the building is a double-volume warehouse. The ground floor features an entrance foyer, large store and showroom area and the first floor is comprised of dry-walled offices, bathrooms, a kitchenette and strongroom. The building has a sprinkler system with stop valves, an alarm system and various extractor conduits from spray booths.

The property also features a separate double-storey office area, a painted brick partitioned store building and two IBR lean-to sheds and a paint store.

There is a municipal transformer house on the property, which is a registered servitude.

“This particular property would suit a small to medium-sized business looking to own its own premises. Currently a portion of the eastern external store building and the ground floor of the secondary office building are let on a 12-month lease, of which eight months remain. The remainder of the property is owner occupied,” Mitchell says.
