South Hills development – fast facts

SOUTH HILLS – The project is situated in the South of Johannesburg, with close proximity to South Hills, Linmeyer, Regents Park and The Hill.

It is only six km from the CBD of Johannesburg and enjoys close proximity to the existing urban fabric which includes highways, roads, schools, business and parks.

This project comprises approximately 5 327 housing units broken down as follows:

* 2 242 Subsidised Units (Breaking New Grounds Units)

* 1 560 Social, Finance Linked Individual Subsidy Programme (FLISP) and GAP Housing Units

* 1 525 Freehold Affordable Bonded Units

Bulk services, including sewage, water and electricity, are already in place for the initial three phases, this is unique for a project of this scale.The development will create capacity for two schools, crèches, churches, sports facilities and land that has been identified for parks.

The development also incorporates the rehabilitation of the existing public swimming pool and natural open space system.The City of Johannesburg (CoJ) will invest an additional R750 million in the form of grants and subsidies into the project between now and 2020, the development’s completion date.

The South Hills project will provide housing for individuals or families earning from R0 to in excess of R15 000 per month, offering a housing solution according to need and financial capacity.

The development will leave an estimated 100 hectares of the natural land intact that will be further developed into park facilities and rehabilitated open space areas. It represents an integrated housing project with over 90 per cent of the housing units expected to fall within the Financial Sector Charter (FSC) definition of affordable housing and will therefore, contribute significantly towards the transformation objectives of government.

Significant dates:

Construction will commence immediately, breaking ground with Phase 1 on the project. This will make provision for major road upgrades, the opening up of road links to connecting suburbs and the execution of the major sewer and water supply upgrade.
