Recent development in Sandton CBD has seen an influx of professionals into the area. The demand for modern apartments has risen, but what do buyers and renters want when looking for an apartment? From certain amenities, to certain floor preferences, we take a look into the demands of those moving into Sandton CBD.

Thulani Benitsius, Adrienne Hersch Properties’ Sandton CBD Rentals Specialist, says he is experiencing significant demand from corporates and homeowners beyond the CBD for apartments with a diverse range of amenities. A number of homeowners in some of Johannesburg’s most popular and attractive suburbs are trading in their larger properties for well-located property for sale in Sandton CBD.

But what are those moving to the city looking for in a property? The amenities available are key to attracting buyers and renters, and play a huge role in the prices they are available for. Potential buyers and renters today, are looking for both convenience and facilities suited to their lifestyle choices. While people are willing to downgrade in terms of property size, they aren’t willing to downgrade in terms of facilities. Benitsius notes that features such as a gym and pool, might have previously been considered extra luxuries, today they are increasingly becoming must-haves. The most sought after amenities include pet-friendly facilities, fibre internet, 24-hour security and secure parking.

Demand is also high for apartments on specific floors. Top floors are popular amongst those who want views of the Sandton skyline, while ground floors are popular amongst those looking for a little bit of extra space for children and/or pets.

Sandton CBD has become a high development area, and along with the recent opening of the headquarters of Discovery, Sasol and Old Mutual, it is no surprise that rental demands are expected to rise further over the next year. According to a 2018 report by the South African Property Owners Association Office, Sandton accounts for the majority of national commercial development, and more with professionals are expected to move into the area.
