Since you have chosen Johannesburg as the area you want to settle in, you are in for mixed news. On the bright side, the cost of building in Gauteng is not the most expensive when looking across South Africa, as KwaZulu-Natal currently makes everywhere else seem reasonable due to their average building price of just under R10k per m2.

Despite this, building your dream home is not going to be cheap, as Gauteng is ranked as the second most expensive province to build in, with the average price of R7870 per m2. The Western Cape is the third most expensive and is roughly R800 cheaper per m2 than Gauteng at present.

When it comes to affordability, North West is the most reasonable province and boasts a low average building cost of just over R5000 per m2.

Despite higher costs, there is still a major demand to build across Gauteng and the Western Cape. The latter topped the list in terms of approved building plans, with 1,413,402 m2 of construction, with Gauteng having around 300k fewer approved plans.
