Affordability is a major factor when South Africans consider buying property today. VAT increases and significant rises in petrol costs costs have made the cost of living even more expensive than previous years, and south African consumers are feeling the budget constraints.

Buyers today are not only looking for a decent property, but also value for money. Buyers, particularly first-time buyers, young families and newly weds are struggling to get into the property market, and are looking for property that can fit into a smaller budget. Luckily, Johannesburg has numerous suburbs where buyers can find property under R1 million.

With the help of data from Private Property, below are Johannesburg’s most affordable suburbs:

Witpoortjie

A small, unflashy suburb, Witpoortjie in Roodepoort, offers large plots, wide streets, and easy access to shopping facilities. With a recent influx of younger buyers into the area, average asking prices are R989 000 for a house and R400 000 for a flat. According to Private Property 70% of Witpoortjie property is under R1 million.

Radiokop

Situated on the edge of Roodepoort, Radiokop is becoming increasingly popular among buyers eager to get onto the property market. The suburb offers great value for money, with a number of good schools, shopping malls, and a good transport network in close proximity. Average asking prices are R1 699 000 for a house and R740 000 for a flat. 51% of Radiokop property is under R1 million.

Northwold

A small suburb located north of Johannesburg, Northwold offers both entry-level and roomy freestanding homes. Convenience is Northwold’s most important asset. The suburb is closely located to good schools, shopping malls and small convenience stores. Average asking prices are R1 925 000 for a house and R765 000 for a flat. 54% of Northwold property is under R1 million.

With affordability a concern for buyers, these suburbs offer reasonably priced property while still being close to important city amenities.
