With the current influx of professionals in to Sandton CBD, apartments with more luxurious amenities are fast becoming a popular option for buyers and renters. Whether it’s a studio apartment, three-bedroom apartment or penthouse, the majority of renting professionals prefer top and ground floor apartments with the added features of onsite pools, gyms and security.

Apartments in Sandton CBD are fast becoming a popular option for buyers. According to Thulani Benitsius, Adrienne Hersch Properties’ there is significant demand from corporates for apartments with a diverse range of amenities as well as a growing number of homeowners in some of Johannesburg’s most sought-after suburbs looking for well-located apartments in the CBD. “A property’s amenities play a huge role in the clientele it attracts and its rent prices. A growing number of tenants are seeking apartments offering convenience and facilities suited to their lifestyle choices.”

While amenities such as swimming pools and gyms were originally seen as luxuries, more and more buyers and renters are regarding them as necessities when looking at a property. In-demand amenities also include pet-friendly facilities, fibre internet, 24-hour security and secure parking.

If you want to market your property for sale in Roodepoort for example, and rent in Sandton CBD, here what you can expect to pay:

  • Studio apartment: R7 500 – R15 000 depending on location, finishes and amenities.
  • One-bedroom apartment: R7000 to R25 000
  • Two-bedroom apartment: R10 000 – R35 000.
  • Three-bedroom apartment: R12 000 – R45 000
  • Penthouse: R30 000 – R80 000

Features most important to renters are views and space for children and/or pets. Both top floor units offering picturesque views of Sandton, and ground floor units offering a bit more space are therefore in high demand.

With the majority of national commercial development happening in Sandton, Thulani says this, together with the recent opening of the company headquarters of Discovery, Sasol and Old Mutual, will cause rental demands to rise to meet the influx of more professionails into the area.
