Look out! What to watch out for when renting a new home

House hunting is supposed to be an exciting experience. What kind of factors should you consider when looking for a new home?

If you’re moving into a new place soon, have you done enough research before signing on the dotted line?

Moving into a new place is an exciting change that can often come with its own challenges. And choosing how to decorate the interior of your new home is the least of them.

Finding the right property to call “home” is a decision not to be taken lightly. It is advisable to create an inspection checklist to help you find the right place for your next move.

Here’s our suggested checklist to get you started:

  • Consider the space
Your potential new home is more than just a place to sleep; the space available needs to compliment and meet your living requirements. Be sure to consider this when scouting – the last thing you want is to have your style cramped by not being able to add your personal décor touch.
  • Check safety and security
The importance of safety cannot be emphasised enough! It is advisable to research and ask around about the crime rate and the types of incidents most likely to affect the area. Also, consider the security available where you are looking to rent – does it bring you comfort and assurance that you will be safe? Various residences have different security offerings; make sure that you are aware of these. If you have a car, ensure that the parking facilities are in good order.
  • Consider the area
It’s essential to consider the type of area you’re moving into and to do some research before making your final decision. Consider things such as proximity or access to public facilities (malls, hospitals, police station etc.) as well as public transport should you happen to need it. Is the area convenient for your public and residential needs?
  • Check all facilities
The place you are looking to call home could look attractive, but does everything work as it should? When going for a viewing, be sure to check that everything is in good working condition and will not give you problems (including added financial burdens) should something not work once you’ve moved in. Check for leaking taps and pipes, check the water pressure, and check the stove and oven, together with all household lights and plugs. Should you find any faults, ensure that these are taken care of before you sign on the dotted line and move in.
  • Look into those Ts&Cs
Before the excitement of moving in and making the space your personal sanctuary, pay attention to important details. Read through the terms and conditions in your rental contract carefully. Should you find yourself with queries, don’t be afraid to ask – this will give you a clear understanding of what is required of you and what to expect in return.

House-hunting can be an exciting experience. And it gets even better when you find the perfect home for you and your loved ones.
