Possible rezoning of Oak Avenue in Cullinan unlocks potential for tourism

“Imagine a property that is currently designated for mining use suddenly opening more doors to commercial ventures. With the submission of a rezoning application to Tshwane Metro municipality, we will shift Oak Avenue to a vibrant hub of restaurants.”

The acting mayor of the City of Tshwane, Doctor Nasiphi Moya, together with other officials visited Oak Avenue in Cullinan on September 30.

They wanted to share insights into the possibility of rezoning Oak Avenue as part of the transformative process which can ultimately alter the trajectory of property use and investment opportunities.

According to Ward 100 Clr Johannes Bekker, Oak Avenue is the key that can unlock new tourism potential, enabling businesses to redefine their purpose and align it with the vision of reviving the industry.

“Zoning regulations set by local authorities guide how properties can be developed. With several departments and stakeholders working together on the rezoning process, Oak Avenue will not only adapt to changing market demands but also enhance current investment’s value”.

“It is akin to giving the property a new ‘job’, allowing it to fulfil different needs within the community. Whether it is transitioning from one type to another or converting residential spaces into commercial landscapes, the possibilities are vast.”

Bekker added that Cullinan will be able to transform into a vibrant hub for culinary and tourism excellence.

“Currently, the zoning certificate limits the potential for liquor and trading licenses, hindering the growth of restaurants and coffee shops”.

Bekker also said that by supporting the rezoning process, Oak Avenue can attract industry specialists eager to invest in Cullinan.

“This is not just about lifting restrictions; it is about paving the way for flourishing businesses and invigorating our local economy. Exciting plans are already in the works, waiting for several endorsements to come to life.”
