Things you shouldn’t do when your property is for sale

A sale is influenced by many things, including the overall design of the home, space requirements, location and a whole lot more. However, there are far simpler things that might not cross your mind and could have a big impact on those coming to view the property.

The first thing to know is that there are some areas of the home that can have a bigger impact than others. Two of these areas are the kitchen and the bathroom, so never leave them messy. When arranging a viewing, make sure that both of these areas are clean and tidy. Many buyers will visualise themselves living in the space, and dirty bathrooms or kitchens can give off the completely wrong impression of how the home is looked after.

Next, don’t dismiss clutter. Clear congested spaces to allow people to move freely. You don’t want your estate agent to constantly have to stop to move things out the way. This can lead to buyers feeling as if the home lacks space and also question how well kept the home has been.

You also don’t want to leave the garden untidy. Pull out the lawnmower to make sure grass is cut and tidy up any garden beds. You don’t need to turn the space into an award-winning garden, but it needs to come across as a welcoming space in the home.

Lastly, don’t wait to fix those minor faults. Replace cupboard hinges, see to broken light switches and fix little dents or cracks. These problems can put a seed of doubt into a buyer’s thought process and also work as a bargaining chip.
