OPINION: Ten important things to look at when renting

Before signing a lease agreement, there are several key boxes that must be ticked.

If you can’t answer yes to these questions, do not rent.

1. Is the property secure and is the owner concerned with your security?

2. Is there a written lease signed by the owner before you move in?

3. Is there a clause in the lease or an agreement as to who will do repairs if things are broken?

4. Is the current tenant or occupant leaving and has he/she found a place to go?

5. Will your deposit be placed in an interest-bearing or trust account?

6. Is the renting agent registered with the Estate Agency Affairs Board (EAAB)?

7. Is there sufficient parking for visitors?

8. Does the advertising reflect what you are receiving?

9. Are you provided with the rules of the complex, area or homeowners association, i.e. regarding pets, noise, parking?

10. Do you know if the bond is up to date, as well as levies and rates and taxes? Even prepaid electricity can be disconnected if rates are in arrears. Electricity is still cut in certain complexes if levies are in arrears.
