#PropertyReport: Which is the best estate to buy in?

The North Coast has without question become the top area in South Africa for gated living as it has the most variety and the largest number of estates in a relatively short stretch of coastline.

A friend of mine who is looking to move to Ballito next year from Gauteng, recently asked me this as they began their property search in our beautiful part of the world.

Which is the best estate the buy in?

It’s a common question often asked and it’s no doubt a topic that comes up at the weekend braai or dinner party.

And it is understandable.

The North Coast has without question become the top area in South Africa for gated living as it has the most variety and the largest number of estates in a relatively short stretch of coastline.

They are also some of the very best in the country. Most people will have their personal preferences, and therein lies the answer to the question – it comes down to personal taste.

The best estate is in the eye of the beholder.

My standard answer to that question is generally that there are no bad estates, they are all great. It’s about determining which one best suits your needs and lifestyle requirements.

There are the slightly larger estates such as Zimbali, Simbithi, Brettenwood and Palm Lakes, and then there are the smaller boutique estates such as Dunkirk, Loxley and Brooklyn.

In addition we have another two fantastic golf estates in Umhlali and Princes Grant, and the new emerging estates Zululami, Seaton and Springvale – and we still haven’t mentioned them all!

Some of the facilities in these estates are world class, including running and mountain bike trails, paddocks, water slides and top restaurants.

There’s often a debate about the respective merits of the newer estates and the more established ones.

Newer estates will inevitably have more construction going on, but the price is often factored into that, while the established estates have the benefit of experience, knowing what works and what they can improve on.

The popularity of these estates is only growing, especially as more families emigrate from Gauteng, Durban and the Upper Highway, and its comforting to know that whichever local community you decide to become a part of, you really can’t go wrong.
