Letter: Three years to track down a leak

We live in a complex in Simbithi. About 3 years ago, a large leak appeared in the veranda ceiling of the unit below us.

We automatically assumed that the leak was coming from our balcony, and as such did everything the experts told us to do.

We put in new waterproofing, a new floor, and even had our jacuzzi removed and refitted.

In the end, apart from being down by more than R120 000, there was zero change to the situation below.

The Body Corporate refused to assist but, after a CSOS Adjudication Order was issued in our favour, they finally had no other option but to do so.

They brought in a local building company to dye test the unit above us, and to open and waterproof four columns, containing common property drainpipes.

The contractor brought in didn’t seem too motivated from the start, and they also took at least 2 shortcuts (that we are aware of) along the way.

By the time they had finished, nothing had changed.

The ceiling below us was still dripping water.

With 3 years having now passed, we were becoming desperate.

We went onto the internet to search for a leak specialist, and came across Detecta Leak in Durban North.

We contacted them on Monday, October 5, and on Wednesday, October 7, Dean van Aswegen, a specialized leak detector, came by.

In under an hour, he had located the source of the problem and had thermal imaging to prove so.

The problem is a leaking common property drainpipe coming from the unit above.

Although we are now back to a situation where the Body Corporate has to become active, we at least know where the problem lies.
