Watch: Valuation roll data collectors are coming to your property

Property owners are requested to cooperate in the process from the outset.

The Ekurhuleni municipality will be embarking on a project to compile the metro’s valuation roll for the period 2021 to 2025.

The valuations of properties within the boundaries of Ekurhuleni will start on February 4 and run until November.

With the metro sitting with around 700 000 properties, other tools such as pictometry, GIS, aerial photos and views are also used to determine value of those properties.

The purpose is to determine a fair value of all properties. According to the metro, many properties that have not been valued in the past will all now be valued and incorporated into the valuation roll.

The rates calculated for all properties will be determined from time to time by the rating policy, as well as how properties will be categorised.

A team of data collectors has been appointed to descend on the five subdivided separate sections in the city, and communities are urged to welcome and let them onto their property once they have identified themselves correctly.

Property owners are expected to assist by providing correct details of their property in terms of the law.

However, before you let the data collectors onto your property, they must show you a specially designated identity card with their photo, full name, identity number, project personnel number and designation on.

The data collectors may only work between 7.30am and 7pm from Monday to Friday. However, special arrangement can be made for Saturday.

No data collectors work on Sundays.

Residents are also warned not to let anyone onto your property or give any personal information to anyone who does not have the correct identification.

Once the process of collecting the data has been completed and handed over to the city manager, the draft valuation roll document will be made available for public inspection and objections.

Property owners who are not happy with the valuation assigned can lodge an objection and provide valid reasons for the objection, within the 90-day period. Forms for this purpose will be made available to the public.

Each property would be looked at individually, meaning that if you have more than one property you are expected to make applications for each and every property you are not happy with the valuation assigned.

The public is allowed to ask questions during the process.

The contract to do the new valuation roll was awarded to Opti and Black Dot property consultants.

The metro reminds property owners that this valuation roll is done for ratting purposes only.
