Alberton Mall introduces multi-million rand facelift

Set on bringing more businesses and customers to the centre, Alberton Mall has introduced a multi-million rand rejuvenation.

Amounting to an estimated R15m for the initial phase of the upgrade of Alberton Mall, the project, managed by Vertias Project Management, will bring with it enhancements and structural upgrades.

The project will provide consumers with a modern look and feel. Alberton Mall will also present a rebranded new logo as part of the rejuvenation.

The gross lettable area will not be increased as part of the upgrade. The aesthetic will be overhauled and the interior will offer a new floor layout. The current tenant mix will have the existing tenants retained with exciting additions in the pipeline.

According to André van Niekerk, asset manager of One Property Holdings, they have fenced the parking area, cleaned it up and formalised the car guards.

He said they have also placed new solar lights in the parking area.

“During construction, we work in two shifts. During the day we do the things we can while the mall is trading and at night we do the work that is noisy that needs an empty mall,” explained Van Niekerk.

A community liaison officer has also been appointed to integrate the community labour force.

The project started in July this year and phase one is anticipated to be complete end of November 2022.
What to expect

An existing façade to receive a lightweight steel system to provide structural support for the proposed new façade cladding comprising:

Building manager Rosta Dladla inside the mall as upgrades are underway.

• ‘Kliplock’ type vertical sheeting in the charcoal colour of a Chromadek or Colourbond finish.

• Openings in the vertical sheeting to house a vertical Nutec or similar type system with a visible steel grid system to accommodate organised tenant signage. Provision for backlighting power points is to be provided for night visibility.

• A new entrance portal will protrude toward and onto the existing entrance apron at the edge of the open parking. It is to be constructed from a trending face brick in burnt orange colour. This structure is bold in depth to allow for deep shadow recesses. This allows the side doors to be able to remain open.

• External walkways on each side of the main entrance are covered with Danpalon or Sunpal lean, to roof light structures to allow natural light to come through from above. This will be of an opaque grey or off-white colour to provide natural light to penetrate through, while still acting as a screening mechanism from the western sunlight.

• External shopfronts allow for visibility with the control zone bulkhead above. These will house concealed up and down lighting and tenant signage.

• Façade lighting will be strategically positioned using up or down, focus, strip and concealed backlighting.

• The colour palette and finishes will be in shades of greys, charcoal, white with burnt orange brick, steel, sheeting and opaque translucent sheeting. All other external mall façade walling to be either painted in grey or treated with Versus.
