Two options for residents who object to the values of properties

The effective date of all the back payments will be July 1.

The implementation date for the 2021 to 2025 General Valuation Roll is set for July 1.

According to the Ekurhuleni metro’s spokesperson, Zweli Dlamini, all residents who have objected against the values of properties in the General Valuation Roll have two options with regards to payment of property rates tax.

These include:

• Pay rates on the values as they are in the valuation roll while awaiting the objection outcome.

There is no action needed from ratepayers who have opted for this option. If the objection outcome comes in favour of the property owner, and that results in overpayment by the owner, the journals will be prepared and credit is shown on the statement of account for that particular property.

The effective date of payment will be July 1.

• Ratepayers who are not willing to pay per the new valuation while waiting for objection outcome should go to the billing section/ rates section at the customer care centre where the account is held and make an arrangement to pay rates on the value they believe it is the market value of their property.

Cognisance should be given to the fact that outcomes might be favourable to the ratepayer and if the ratepayer has overpaid then they will be credited but if it is not favourable the ratepayer will be liable to pay the shortfall.

The effective date of all the back payment will be July 1.

Dlamini added that the metro is going to flag all objections so that services are not cut while property owners are waiting for objection outcomes in case of a shortfall in payments.
