Over 900 residential stands planned for land neighboring Illiondale

A proposed development could see the construction of 942 residential stands between the P91, Sebenza and Illiondale.

Described by Ward 18 Clr Heather Hart as a mini gated community, the proposed development will be situated on portion 36 of the farm Modderfontein no:35 IR, City of Johannesburg Metropolitan Municipality.

In the draft scoping report compiled it states the development is aimed at erecting 478 (237.5 square metres) residential one stands, 449 (273 square metres) residential one stands and three residential three stands.

The remaining 12 stands will be used for a clubhouse, swimming pools, attenuation and roads.

Hart said community members could expect something similar to Ebotse but without the golf course.In total the size of the proposed development site is 50.336 hectares.

The residential one stands will make use of 24.79 hectares while the three residential three stands will use 9.46 hectares.

“The residential one stands will be very similar to the properties already established in Illiondale,” said Hart.

“Residential three stands are generally used for the construction of apartment blocks. At this stage, its unknown how many apartments will be built.”

Hart said the portion of wetland running through the property will be incorporated into the development.

Besides developing the area, Hart believes the development should assist in reducing crime.

Among the Illiondale community, the piece of land is a known refuge for vagrants and the homeless.

Last July the Sebenza SAPS, private security companies AfriForum and community members worked together in a joint operation to target criminal elements on the piece of land.

The NEWS reported that five individuals were living in the veld at the time.

A variety of tools, electronics, mattresses, bedding and clothing was also found in the veld.

The development will have three access points which are set to be located at Crawford Road, Dunbar Road and a third closer to the P91.

Hart said to create the third access point one or more residential properties, on the P91 side of Illiondale, may be expropriated.

“Some of the Illiondale residents I’ve spoken to are happy with the proposed development because it will make the area more secure.”

Although Hart believes the proposed development will be positive, she is concerned about additional traffic through Illiondale.

Hart encouraged community members to register as interested and affected parties (IAP) as soon as possible.

“By registering community members will have the opportunity to comment on the matter and raise their concerns regarding the development.”

Community members will have until August 17 to comment on the development or raise any concerns.
