City responds to Meyersdal’s property valuation inconsistencies

The City of Ekurhuleni extends an apology to the community for any inconveniences caused by omissions following the CoE’s valuation roll.

This is after Ward 106 alderman Bruna Haipel discovered that large parts of Meyersdal, namely the Nature Estate and the Eco-Estate, were not listed in valuations.

The property values of all properties within the municipality are compiled every four years per the Municipal Property Rates Act No 6 of 2004.

This follows communication from the CoE that the new valuation roll is expected to be effective from July 1 till June 30, 2025.

According to the City’s spokesperson, Zweli Dlamini, omissions do happen considering the high number of properties that had to be enlisted in the valuation roll.

“We have found that there are omissions in the valuation for Meyersdal and Meyersdal Nature Estate. To cater for these types of occurrences, the valuation process provides for objections to any entry or omission in the valuation roll,” he said.

Dlamini assured the RECORD that the identified omissions will be brought in during the objection process.

“Property owners can also lodge omission objections. About previous and current values, please note that properties can be either over-valued or under-valued by a valuer. Property owners only come forward where their properties are overvalued,” he said.

He said having high value previously does not necessarily mean that the property was over-valued, but that it might be that neighbouring properties were undervalued.

In future, residents who pick up inconsistencies in value after the finalisation of the valuation roll are advised to approach the Valuation Section in Kempton Park Civic Centre.

“The CoE will then align values with the market through the supplementary process. Please also note that there are properties which were under-valued previously, and when they are now correctly valued, property owners will experience an increase to value as compared to the previous valuation roll,” said Dlamini.
